Useful Check List, when buying Property

  1. Check the original documents from mother document to current document.-
  2. Never get satisfy with the xerox copies, compare the original with the xerox copy
  3. insure that the document belongs to the property,
  4. Be sure that the seller is the absolute and only owner of the property,
  5. check the legal-heirs of the owner, if the owner has legalheirs then you need a NOC from the legal-heirs,
  6. if possible investigate the property with the area surveyor and try to measure your land
  7. check the layout with the FMB map with the area surveyor,
  8. check the documents with the sub register office,
  9. esquire the market value of the property near by,
  10. know the guideline value of the plot,
  11. check the patta and survey number on the internet for guideline value
  12. Demand at least EC for minimum 15 years
  13. Check the Property Tax recipt till date & name
  14. if the Seller is a power Agent check weather he has all the rights to sell the property
  15. Check that the plot is approved by Panchayats/CMDA/DTCP/MMDA Check that the property belongs to which zone
    Resi/Agri/Comm/Aquifier/Non-Resi/industrial/Special
  16. Check that the property had undergone any hier purchase, mortgage, loan, if so NOC from the concern department
  17. Check that the plot can be approved for residential purpose in case of unapproved
  18. Verify the documents with a legal Advocate
  19. Check the documents with a Banker for Loan Possibility (without patta & Approval loan is not possible)
  20. Dont agree for any Oral Agreement
  21. Check that the Layout has been alloted OSR Area ( temple, school, park, shop) or els the owner has to pay 10% of the land value to the Government for approval. Only if the layout exceds
    3000sqm,32258sqft,74Cents
  22. insure that the Plot is minimum 500 meter away from,
    National Highway
    Sewage Cannal, Sea Shore, River, Pond, Lakes, Dam, Airport, Busstand, Railwaystation, & industries.
  23. The Registration Stamp Duty charge will be 8% of land value and 1% as Registration fees and Misc Charge extra
  24. The Road Width defines the no of floor you can build, in case there is Airport near by you can get only G+1 permit
  25. The Zone type and the Road Width defines how much area you can build, in case Aquifer Recharge Zone you can get only 0.8 FSI wherels in residential Zone you get 1.5 FSI
  26. Check the frontage length of the plot
  27. Check the type of ground soil
  28. Check the type of ground water
  29. in case of corner plot check the shortage area
  30. check the roadlevel height and rain water stagnating
  31. check for Vastu ( it will be better if it is east faceing and rectangle in shape )
  32. check the diagonal length are same if they are not same the plot is not straight
  33. check weather Drainage faculty is there
  34. have a detail conversation with the landowners near by and always have touch with them
  35. it is Mandatory to have the complete details of the property seller including his photograph
  36. if the plot is near by Burial Ground the value will get low

    Park
